TRUSTEE'S SALE Trustee's Sale of valuable fee simple property improved by premises known as 14902 WINCHESTER RD. SW, Cumberland, MD 21502. By virtue of the power and authority contained in a Deed of Trust from JESSE D. EASTON AND LESLIE M. EASTON, dated April 16, 2007, and recorded in Liber 1377 at Page 161 among the land records of the COUNTY OF ALLEGANY, in the original principal amount of $87,108.00. Upon default and request for sale, the undersigned trustees will offer for sale at public auction at the Courthouse for the COUNTY OF ALLEGANY, at 30 Washington Street, Cumberland, Maryland, on June 22, 2016 at 4:00 PM, all that property described in said Deed of Trust including but not limited to: ALL that lot or parcel of ground situate along the Easterly side of Winchester Avenue, in the Village of Cresaptown, in Allegany County, Maryland, known and designated as part of Lot No. 252, in Section A of First Addition to Cellulose City, and an unnumbered parcel of ground in the rear thereof, a plat of which property is recorded in Deed Book 510, page 939, among the Land Records of Allegany County, Maryland, which said parcel is more particularly described as follows, to wit: BEGINNING for the same on the Easterly side of Winchester Road at the end of the first line of Lot 251, of Section A of said Addition, and running thence with the Easterly side of Winchester Road, South 00 degrees 15 minutes West 40.0 feet, thence North 88 degrees 44 minutes East 110.5 feet to an iron rod, thence by a new division line and a line of fence North 00 degrees 15 minutes East 40.0 feet to an iron rod, thence South 88 degrees 44 minutes West 110.5 fee to the place of BEGINNING containing .10 acre, more or less. Said property is in fee simple and is improved by a dwelling and is sold in "as is condition" and subject to all superior covenants, conditions, liens, restrictions, easement, rights-of-way, as may affect same, if any. TERMS OF SALE: A deposit of 10% of the sale price, cash or certified funds shall be required at the time of sale. The balance of the purchase price with interest at 6.5% per annum from the date of sale to the date of payment will be paid within TEN DAYS after the final ratification of the sale. Adjustments on all taxes, public charges and special or regular assessments will be made as of the date of sale and thereafter assumed by purchaser. If applicable, condominium and/or homeowners association dues and assessments that may become due after the time of sale will be the responsibility of the purchaser. Title examination, conveyancing, state revenue stamps, transfer taxes, title insurance, and all other costs incident to settlement are to be paid by the purchaser. Time is of the essence for the purchaser, otherwise the deposit will be forfeited and the property may be resold at risk and costs of the defaulting purchaser. If the sale is not ratified or if the Substitute Trustees are unable to convey marketable title in accord with these terms of sale, the purchaser's only remedy is the return of the deposit.
